How this is calculated

The formula. Base cost is size_lm x base_rate_per_lm x scope_multiplier x benchtop_multiplier. The scope multiplier sets the cabinetry, doors, hardware and finish tier; the benchtop multiplier replaces the default benchtop allowance with your chosen tier. Add-ons apply on top.

Where the numbers come from.

  • Base rates. $4,000 / linear metre (budget refresh), $7,500 / linear metre (mid-range full reno), $12,500 / linear metre (premium). Cross-referenced against published 2026 Melbourne kitchen renovation cost guides and the HIA Kitchens and Bathrooms survey.
  • Benchtop multipliers. Laminate 0.85x, low-silica engineered or porcelain 1.0x (default), natural stone 1.15x. Reflects the 2026 installed-cost spread.
  • Layout change. +15%. Moves plumbing and electrical and adds one to two weeks of trade work and material.
  • Butler's pantry. Flat +$10,000. Adds two to three metres of cabinetry, a second-sink option and a small structural change.
  • Period-home complications. +12%. Sub-floor levelling, asbestos testing on pre-1990 fabric, and character-sympathetic joinery. Real range is roughly 10 to 20 percent.

What is NOT in the calculation. Council permit fees where structural changes need them, owners corporation approval costs for apartments, and asbestos removal if testing comes back positive (typically $1,500 to $4,500). We itemise these in the fixed-price quote.
